Prices. Luxury price growth has moderated to a healthy single-digit pace. Sellers who price to the comparative data – not to last year’s headlines – are still commanding strong results, and in several North Raleigh and Cary pockets, multiple-offer situations remain common for turnkey homes.
Inventory. New construction in Apex, Wendell, and Clayton is adding meaningful supply at the entry-luxury tier, while resale inventory in established neighborhoods like North Hills and MacGregor Downs stays tight. That split rewards buyers who are open to both paths.
