Light is the cheapest luxury. Swap heavy drapes for linen, raise wattage, and clean every window. Bright rooms photograph larger and feel newer.
Paint with intention. One coat of a warm, gallery-white throughout the main level outperforms almost any other dollar you can spend. Save bold color for a single study or powder room.
Edit, don’t empty. Buyers need to feel the life a home makes possible. We remove roughly a third of the furnishings, then style what remains – books, ceramics, a throw – so every room has one clear purpose.
Kitchens and baths: refresh, not remodel. New hardware, refreshed grout, updated lighting, and a decluttered counter routinely deliver the impact of a renovation at a fraction of the cost.
Editorial photography is non-negotiable. Luxury buyers shop online first. Twilight exteriors, drone context, and video walkthroughs are part of every listing I market.
